Southern HCMC Heats Up with Billion-Dollar Projects

Major infrastructure like Metro Line 4 and Ben Luc–Long Thanh Expressway are fueling real estate growth in southern Ho Chi Minh City.

Billion-Dollar Infrastructure Ignites South HCMC Real Estate

As Ho Chi Minh City’s real estate enters a new growth cycle, fueled by investor optimism and updated laws, the southern area—spanning District 7 and Nha Be—is once again in the spotlight. This region, long known for its modern urban developments and established communities, is now poised for a resurgence driven by a wave of transformative infrastructure projects valued in the billions of dollars.

Game-Changing Infrastructure

Among the most anticipated projects is the elevated metro line connecting District 7 to Can Gio. Still in the pre-feasibility phase, the proposed metro will stretch 48.5 kilometers from Nguyen Van Linh Street through District 7 and Nha Be, ending in the Can Gio coastal development area.

The dual-track line will feature 1,435mm standard gauge tracks, with a maximum speed of 250 km/h—more than twice the speed of current lines like Metro Line 1 (110 km/h). With a projected investment of over VND 100 trillion (approx. $4 billion), the line is slated to begin construction in 2026 and open by 2028.

The route will not only improve urban mobility but also serve as a catalyst for tourism and interregional commerce by enhancing access to Can Gio, a designated national tourism zone.

Metro Line 4 and Strategic Connectivity

Also crucial is Metro Line 4, a 45-kilometer route running from Hoc Mon to the Hiep Phuoc Port Urban Zone in Nha Be. Following a North-South spine, this line will greatly enhance transit efficiency and property value along its path—especially in areas near future stations like Essensia Parkway.

Thu Thiem Bridge 4 is another major development. Expected to break ground this year, it will link District 7 with the Thu Thiem Peninsula, cutting commute times between two of the city’s top financial districts and expanding development opportunities on both sides.

The Ben Luc–Long Thanh Expressway, nearing completion, will connect southern HCMC with Long An, Dong Nai, and Ba Ria–Vung Tau. This route will streamline access to key industrial zones and satellite cities across southeastern and southwestern Vietnam.

Spotlight on Essensia Parkway

One of the most prominent projects benefiting from these upgrades is Essensia Parkway by Phu Long. Strategically positioned on Nguyen Huu Tho Boulevard, the development offers a 15-minute drive to central districts and lies adjacent to Phu My Hung—an established high-end residential zone.

Essensia Parkway enjoys proximity to future metro lines (Metro 4 and District 7–Can Gio Line), making it a prime candidate for future value growth. Designed with global standards in mind, the project features green spaces, low density, and wellness-focused amenities.

Comprising only 74 limited-edition units—including townhouses and semi-detached or detached villas—the homes range from 160 to 290 square meters of land and 234 to 384 square meters of floor space. With just 40% construction density, the project embraces the lush greenery of South HCMC to create a health-conscious, family-friendly lifestyle.
