Tips in taking hand-over of apartment/house

The most awaited stage of most apartment/house buyers is the hand-over date. After many difficulties, careful calculations in the selection of apartments, participating in the sale, installments, then patiently waiting until the date the developer notices the hand-over, to avoid inconvenience in this day, which is set with high expectations, let’s take a look at things to note when receiving the hand-over of an apartment/house.

There are at least 4 things to note when taking the hand-over of an apartment/house:

1/ Before receiving the hand-over: you need to pay all bills in full and contact the developer to make a specific appointment. It is very important to make an appointment because the developer must prepare the cleaning, select the personnel and engineers to come along to check all details and sign the related papers.

2/ On the day of hand-over: just take your time leisurely, step into the apartment/house you have chosen to enjoy, but remember to check the following details:

Check every detail of the water source, turn on the faucets in the kitchen, bathroom to see if the drainage is leaking or the water is running weakly. In particular, carefully check whether the hot water system is working properly
Turn on each light switch, turn on each air conditioner to see if everything is working properly
Then, look at each wall, floor, door, stone surface to check if the painting is decent, the door is chipped or if the stone surface is cracked or not
Open each door, check all kitchen doors, windows, closet doors to see if opening/closing is functioning well
Walk back and forth between rooms to see all over the floor. If it is wooden floor, see if there are any areas that are peeled or not evenly paved. If it is a tile floor, see if it is scratched, dirty or chipped

4/ After the date of hand-over: all details about the apartment/house repair are still supported by the developer, but there will be a pre-check step to check whether the problem comes from the developer or by the owner. If there is an external impact, not from the developer, the repairs and costs will be managed by the owner.
