Novaland Targets 7,000 Land Titles by End of 2025

Unlocking Certificates for Major Projects
Projects such as Sunrise Riverside (Nha Be), The Sun Avenue (Thu Duc City), Kingston Residences, Orchard Garden (Phu Nhuan), Lucky Palace (District 6), and Sunrise City North (District 7) have already been handed over to buyers but remain without official land titles. According to a recent update from Novaland, several of these projects are now advancing through the bureaucratic process.
For example, The Sun Avenue has already issued its first batch of land titles, while Sunrise Riverside has handed over nearly 880 titles and is working to complete the remainder. In Phu Nhuan, Kingston Residences is preparing to issue certificates for approximately 406 units.
At Tropic Garden 1 in Thu Duc, Novaland expects to resolve its financial obligations by Q2 2025 and begin collecting paperwork from homeowners in Q3. Palm City, another project in Thu Duc, is collaborating with authorities to complete the issuance process for 178 low-rise units.
Progress in Legal Resolution
Several high-profile projects that have faced legal bottlenecksāincluding Richstar, Botanica Premier, Victoria Village, and Lakeview Cityāare also being addressed.
Following the Government Inspectorateās Conclusion 82, the city now has a legal basis to accelerate land valuation for the Richstar project in Tan Phu District. Novaland has already pre-paid VND 242.5 billion of the estimated VND 446 billion in land use fees while awaiting final land appraisal results.
Botanica Premier, located on Hong Ha Street in Tan Binh, has received official findings and is expected to receive land valuation from HCMCās authorities within six months. Similarly, Victoria Village is expected to finalize its supplementary land use fees in Q2, with full title issuance slated for year-end.
Landmark Progress at Lakeview City
Lakeview City, a 30.1-hectare project in Thu Duc under Resolution 170, has resolved its land use disputes. The total financial obligation stands at nearly VND 5.176 trillion, paving the way for Novaland to begin title issuance.
The developer affirms it is financially prepared to meet all obligations as required by government agencies. These legal breakthroughs are enabling thousands of homeowners to finally obtain official ownership documents after years of uncertainty.
